This rendering closely followed the WDC RFQ in concept as no two buildings are the same especially those fronting River Road giving it the desired neighborhood look and feel. The scale and massing is also compatible with the Butchertown neighborhood and the promised public courtyard is large and open. The marina however, was universally seen as operationally and navigationally inadequate.

 This is the plan submitted to the Metro Council for approval after the area zoning was changed from Traditional Neighborhood to Downtown Form to allow taller structures and greater density. It appears the density has doubled and the public courtyard is now tiny in comparison. Any connection to the surrounding neighborhood has been lost and the building fronting River Road are now huge monotonous suburban apartment blocks and the marina design remains inadequate. Also notice the promised "wetland" has been altered.

Now we see the point at Beargrass Creek has become unsightly surface parking and all protective measures for the marina have been removed.
